Carter Fielding can assist with alterations, extension and refurbishment of existing premises and can advise on change of use and the various planning, fire and building regulations that need to be complied with.
The regulations dealing with listed buildings are complex, for example Listed Building Consent can over-ride the requirements of the Building Regulations. VAT is often not payable on work that has received Listed Building Consent and the design and specification need to take this into account.
We are also experienced in the preparation of planned maintenance schedules and specifications for repair and maintenance.
Drawings
We prepare drawings for various schemes including single and two-storey extension and loft conversions. We can also prepare schemes for new buildings.
The first stage is to produce an accurate measured survey of the existing building following which a proposed scheme or schemes will be prepared and discussed with you before the detailed technical design stage. Applications for planning consent and consent under the Building Regulations will be made to the Local Authority and we will advise you about the constraints placed on the designs by current regulations.
Specifications
Specifications, if required, are tailored to the individual project and contain detailed descriptions of the work to be done and the materials to be used. This when combined with contract terms and conditions forms the basis of the tender documents that can be used to obtain competitive quotations from building contractors.
Contract Administration
If required, we then monitor the building work on site to ensure that it is being carried out correctly and agree interim payments to be made to the contractor at suitable intervals.
